Reservation/Prepayment/Cancellation Policy
The booking deposit is due at the time you make your reservation, and equals 50% of the rent amount and the resort fee and must be paid with a credit card. The remainder balance will be due at the time of your check-in and can be paid with cash, credit or check; the payments can not be split if your in a group. 2 payments allowed per reservation (prepayment & deposit).
You will be checking in at our office located on site.
Please keep in mind that we have a 30 day cancellation policy. If you cancel 30 days prior to your arrival, the rent you have submitted towards the deposit will be returned to you, the resort fee however is non-refundable.
Special Occasions
Car Show : 1 Week minimum and $150/per day added to low season rates.
July 4th : 1 week minimum on all units as well as 2 assigned parking passes per condo.
FL/GA Weekend : Mid-season rates apply
High Season : 1 week minimum on all 2 & 3 bedrooms. 3 night minimum on 1 bedrooms.
Occupancy Policy
The maximum number of individuals occupying a condo shall be as follows: One bedroom-4 people; Two bedroom-6 people; 3 bedroom-8 people. *Two bedrooms without a sleeper sofa will only accommodate 4 people*
Smoking Policy
All of our properties are smoke free. Smoking in the accommodations is strictly prohibited. A $200 cleaning fee will be added to your stay if it is apparent that smoking occurred in the accommodations during your stay.

- All of our condos come with free wi-fi, you will be given a log in at check-in
- All of our units come with Xfinity cable service
- Each bedroom has a bathroom, master bedrooms have a private bathroom
- All condos are fully furnished and come with a fully equipped kitchen

- We do not provide beach chairs and umbrellas. Rental company information upon request
- Check-in is at 4PM, Check-out is at 11AM
- Check-in at the Florida Properties Reception Center located on site at the Amelia Surf & Racquet Club. Check-in parking is located to the immediate right once you enter the property, just before the security gate.

- Special arrangements must be made for late arrivals (after 5 PM)
- Office hours are Sunday-Monday (9AM- 5PM)

- There is a $20/night up charge for all upgraded units
