Nightly/Weekly Requirements as follows:
- There is a 3 night minimum on condos during the low season (some properties excluded. Holidays and observances are excluded)
- There is a week minimum on all 2 and 3 bedroom units during the high season, however, if you book for 4 nights checking in on Monday and departing on Friday it will be permitted (excluding special event weekends) Must call directly to book 4 nights during high season.
Special Occasions :
Car Show : 1 Week minimum and $150/per day added to high season rates.
July 4th : 1 week minimum on all units as well as 2 assigned parking passes per condo.
FL/GA Weekend : Mid-season rates apply
High Season : 1 week minimum on all 2 & 3 bedrooms. 3 night minimum on 1 bedrooms.
Booking Policies:
The booking deposit is due at the time you make your reservation, and equals 50% of the rent amount and the resort fee. The remainder will be due at the time of your check-in. You will be checking in at our office located on site.
Please keep in mind that we have a 30 day cancellation policy. If you cancel 30 days prior to your arrival, the rent you have submitted towards the deposit will be returned to you, the resort fee however is non-refundable.

There is a $150.00 per month increase for all upgraded units.
Along with the rate, you will be required to pay 12% Sales tax and the resort fee, the resort fee is a one-time fee; multiple months stays will be charged only one resort fee. The resort fee is based on the size of your accommodation.
LONG TERM RESERVATION POLICIES
Long Term Reservation Policy: A credit card is required to make a reservation; the booking deposit which equals 100% of the month rental amount or 100% of the last month + Resort Fee must be paid by credit card at the time you are making your reservation. The Booking deposit will be applied to your last month’s rent or the one month that you are staying.
Long Term Cancellation Policy: Cancellations must be received 90 days prior to the check-in date for a refund of the 100% of the rent amount minus the Resort Fee; the Resort Fee is non-refundable under any circumstances. Cancellations received 89 or fewer days prior to your arrival date will result in the loss of your full rent pre-payment/Booking Deposit.
Long Term Reservation Changes: Reservation changes must be made 90 days prior to your check-in date. If a change results in a shorter term stay, it could result in the cancellation of the reservation. If the reservation is cancelled, the 100% pre-payment of the last month’s rent will be returned if notification is received 90 days prior to the scheduled arrival minus the Resort Fee. If changes are made during your stay, it will result in the loss of the pre-payment and the monthly rates will be adjusted to the revised term of stay.
Under no circumstances will monthly rates be prorated. Weekly rates will prevail.
Mandatory In-House Clean Policy: Each Winter Guest that is staying more than 1 month is required to have a Mandatory In-House clean performed by our housekeeping each month. The In-House clean fee will be based on unit size and will charged when paying the monthly rent on the 1st of each month.
